As of January 1, 2025, Units 1 through 16 pay $260 each month, and units 17 through 48 pay $205 each month.

Condo association fees are due on the first of each month. A late fee of $10 is assessed if the fees are received after the tenth of the month. If the fees are more than 30 days late then the late fee increases. (This change in late fees was approved at the annual meeting in 2009.)

The association requires that all new owners set up fees to be paid automatically from their bank account each month. Contact a board member or email wenorthcondos@gmail.com for a copy of the form that needs to be filled out and dropped off at First Citizens Bank.

It is the owner's responsibility to contact First Citizens Bank to stop the automatic payment of their fees when they sell their unit. It is also greatly appreciated if they can help put the new owners in touch with the board so that there is no disruption in fee payments for the unit.

Outdoor parking spaces are for the benefit of all units and are used on a first come, first served basis. Some spots are designated for handicapped use. If you have two vehicles, both vehicles must be parked in your garage.

Owners may have small dogs. They are asked to be considerate of their neighbors when choosing a dog, especially if someone is living below them. Barking dogs must be controlled. Owners are responsible for immediately picking up after their dogs and must properly dispose of waste.

The following information is from the City of Whitewater.
o Place toters curbside after 4pm Wednesday.
o Remove toters from curbside before 9am Friday.
o Toters shall be stored in a garage. (per Waters Edge North)
o A $25 fine will be issued for violations to the above Municipal Ordinance Code. (BE AWARE THAT THE CITY ENFORCES THIS WEEKLY.)
o Additional fines will be charged for trash that is ordered to be collected by the City.
o THE BROWN/GARBAGE TOTERS will be collected every week. All trash must be in the toter. Extra material can only be taken with the bulky collection.
o BULKY ITEMS (set next to the green toter) (items that will not fit in the toter) of both trash and recycling is only the second Thursday of the month. This means that nothing can be outside of the toters any collection day except the second Thursday of the month.
o IF A GREEN/RECYCLE TOTER IS PUT OUT ON THE WRONG WEEK, IT CAN NOT BE COLLECTED! Recycling truck will be collecting every other week.
o Items that cannot be disposed via trash collection are hazardous wastes and electronics.

The board has approved installation of satellite dishes on previously approved locations only. An arrangement was made with CTI Satellite and Sound at 608-846-5085. Call them and tell them that you are interested in having access to a satellite receiver. Remind them that we have previously agreed to the locations for any additional dishes should they ever need to be added. Give them the phone number of the board president for verification from the association and a map of the agreed upon locations if they need them. There are only two providers for you to choose from, Dish Network and DirectTV. You will have to let them know which provider you want before they can set up the dish.

All units are keyed to a master lock as stipulated in the condominium Declaration. The association must have access to every unit for emergency purposes. If the locks to a unit are changed against this policy the unit owner will be assessed a fine of $10 per day until the lock is changed and in compliance of the policy. For more information on the master/submaster lock system or a qualified locksmith please contact a member of the Board.

Per Wisconsin law, charcoal and gas grills may be stored on ground-level patios and decks. They must be moved to a minimum of ten (10) feet from any building, overhang, or combustible surface when in use.

We are referred to as Waters Edge North to distinguish us from Waters Edge South just down the road on Wisconsin Street. These two developments, both built by Teronomy Builders, are separate associations. The full, legal name of Waters Edge North is Waters Edge of Whitewater Condominium Owners Association Inc.
